INTERIOR DESIGN SERVICES
 
 
PHASE 1 – CONSULTATION                             COST: $95.00 PLUS GST
                                                                        (Minimum of 1 hours with 15 minutes inclement)
 
-          To survey client’s existing space
-          To determine the type of work required for the project
-          To analyze layouts and assist in determining the client’s requirements
-          To assist and make suggestions on colour, furniture, window coverings, flooring, cabinetry and accessories based on the client’s input
 
After initial consultation, should the client choose to go ahead with the next phase, which is Design Development, an agreement will be issued and signed by both parties upon the start up of the project.
 
PHASE II – DESIGN DEVELOPMENT                            
 
COST: Depend on scope of design. Minimum charge is $500.00. Designer will give an estimate to client upfront.
 
-          To prepare preliminary drawings
-          To prepare sample/materials board
-          Prepare preliminary budget estimates for the client’s review
-          To present for the client’s approval:
1.                   Floor Plan Layouts
2.                   Proposed materials and finishes
3.                   Furniture photographs and samples
4.                   Budget estimate
5.                   Maximum of 2 revisions ($95.00 per hour will be charge thereafter)
 
Upon completion of the Design Development Phase, should the client want to proceed to the next phase, Project management, an agreement including budget will then be issued and signed by both parties upon project start up. 
 
 
PHASE III – PROJECT MANAGEMENT  
 
COST: 15-20% of total project cost depending on the size and complication of the project
 
  1. TENDERS/ CONSTRUCTION
              After the client has approved of and signed the preliminary drawings, the designer will:
-          Prepare working drawings, details and specifications required to implement the work involved
-          Consult with mechanical, electrical and other consultants
-          Retain all contractors, sub-contractors and suppliers
-          Obtain client approval of the completed construction documents
-          Determine final construction costs for client approval
  
 
      B.  PROJECT MANAGEMENT
 
The designer shall:
-          Manage all project financial documentation for the client.
-          During the course of general construction, the designer shall inspect the construction site from time to time to monitor the progress and quality of the work
-          Review, process and recommend action on invoices for payment.
-          Prepare and submit to the client a written summary of the final total cost of the project and any changes made during the project.
-          Administrate, orders and scheduling with contractor, sub-contractors and suppliers involved in the project
-          Conduct final inspections of construction and furnishing items.
 
 
OTHER SERVICES
 
            The following services are independent from the above phases. 
 
-          Material Selection: This service is for client who wants to be accompanied by the designer for their shopping such as furniture, lighting etc. Or would like designer to do material selection for them so they can have more free time and less headache. The service charge is $95 per hour with minimum of 1 hour. Other expenses incurred during the trip such as gas will be additional.
 
-          3D perspective rendering: This service is available for interior designers/architects/builders or commercial/residential clients who would like to see the computerized design rendering before the actual renovation or building start up. The cost for this service is ranging depends on the complication of the design. Generally, this service will be between $500.00–$2,000.00 and lead-time to produce the rendering is about 5-7 days.
